We lend statewide

What is different about lending in Washington
- Escrow closings. Washington closings are handled by escrow and title companies, so have your escrow officer’s contact details ready when you apply.
- Older homes around Puget Sound. Houses from the early 1900s often have a buried heating-oil tank, an aging side sewer or a foundation that was never bolted down. Rehab budgets need to cover them.
- More homes per lot. State law now requires most cities to allow more than one home on a residential lot, and Seattle allows at least four on most lots. That has made townhome and infill construction a common investor project.
- Excise tax on resale. Washington charges the seller a real estate excise tax on the sale price. Include it in the exit costs on a flip.
- Rent rules. A 2025 state law limits most annual rent increases, with newer buildings exempt for their first 12 years. Seattle, Tacoma and several other cities add their own landlord rules.
- Local short-term rental rules. Each city and county sets its own. Seattle requires an operator license and limits each operator to two units.
- Wet winters. West of the Cascades, roofing, siding and site work slow from late fall to early spring. East of the mountains, plan around snow and freezing temperatures.
